Bitcoin Miners Didn't Bring AI Compute. They Brought Grid-Connected Megawatts.
Eight former mining platforms now lease capacity to AI tenants. Roughly 5.7 GW is under contract; only about 870 MW was billing by late summer. The asset is the interconnect, not the hashrate.
The cleanest way to understand the miner-to-AI pivot is to stop talking about bitcoin. Eight listed former mining platforms — Core Scientific, Applied Digital, Galaxy, TeraWulf, Cipher Digital, Riot Platforms, Hut 8 and CleanSpark — now lease data-center capacity to AI tenants. As of late August 2026, company filings put roughly 5.7 GW under contract as critical IT load, with about 870 MW delivered and billing. The rest has a construction schedule attached (Supercomputing.News).
What they sold was not a GPU cloud. What they sold was grid-connected megawatts with land, fiber stubs and a path to liquid cooling.
Contracted is not energized
Core Scientific reported about 1,119 MW of leased customer power across CoreWeave, AMD and a neocloud tranche, with 437 MW billing by mid-July. Applied Digital showed 1,410 MW contracted and 175 MW live. Galaxy had 526 MW contracted to CoreWeave at Helios with 133 MW in service. TeraWulf sat at 839 MW contracted across Lake Mariner and the Anthropic Justified campus, with 102 MW revenue-generating. Cipher, Riot, Hut 8 and CleanSpark fill out the rest of the table, with several still at zero megawatts of AI billing (Supercomputing.News).
A separate tally of disclosed contract values put roughly $126.5 billion of base-term AI and HPC contract value across seven miners by late September, with about $80 billion of that announced in calendar 2026 alone. Powered-shell and colo leases were pricing at roughly $1.4 million to $2.4 million of revenue per critical IT megawatt per year, against far lower gross bitcoin mining revenue per megawatt at then-prevailing hashprice (BlockWest).
Those are impressive contracted numbers. They are not COD. The gap between 5.7 GW contracted and ~870 MW billing is the execution risk the equity market keeps re-pricing.
The retrofit is real — and incomplete
Conversion is cheaper than greenfield when the interconnect and substation exist. Cipher has said that converting Black Pearl for its AWS lease would repurpose about 85% of existing infrastructure, reflecting a dual-use design. Legacy mining sites are messier. Core Scientific has disclosed PUEs below 1.05 on mining halls versus 1.35–1.40 on converted HPC facilities — a cooling penalty driven by the shift from air-cooled ASICs to liquid-cooled GPUs (MeasureD AI).
So the megawatt is real. The hall often is not. Liquid cooling loops, denser power distribution, different fire and structural loads, and tenant commissioning all sit between “we control 500 MW at the utility” and “the tenant is paying rent on critical IT.”
Google’s credit backstop on TeraWulf’s 480 MW Justified campus for Anthropic is the financing answer to that gap. Cipher’s Q3 update pointed to lateral gas pipelines capable of supporting up to 2.5 GW of on-site generation and a development pipeline around 5.9 GW — another version of the same idea: the scarce asset is energizable power, so platforms keep buying more of it (DCD; Cipher).
Hyperscaler credit decides who finishes
Look at the counterparty list. CoreWeave, AMD, Amazon, Fluidstack with Google backstops, Anthropic, unnamed investment-grade tenants. The platforms that clear financing are the ones wrapping miner balance sheets with hyperscaler or frontier-lab credit. The platforms that only have a LOI and a press release are competing with Bank of England-style skepticism about empty shells.
Core Scientific’s all-stock sale to CoreWeave did not close; shareholders rejected it and the merger terminated in late 2025. CoreWeave remains a large tenant. That episode is a reminder: tenant concentration and counterparty credit cut both ways. A miner that becomes an AI landlord still has to deliver halls on a schedule the tenant can use.
Gross utility MW is a vanity metric
Mining sites often quote grid capacity far above what an AI tenant can use as critical IT load after redundancy, cooling and transformation losses. Core Scientific’s table — roughly 1.1 GW leased customer power against more than 2 GW of gross utility capacity under control — is the right way to show both numbers. Buyers who diligence only the utility number will overstate deliverable AI capacity by a wide margin.
The same discipline applies to revenue per megawatt comparisons versus bitcoin. A colo lease at $1.4–$2.4 million per critical IT MW-year looks transformative against hashprice, until you subtract the liquid-cooling capex, the higher PUE, the denser electrical gear and the cost of capital required to finish the halls. The platforms that win are the ones that can fund that conversion without blowing the lease IRR — which is again why hyperscaler credit wraps keep showing up in the filings.
What to watch
- Billing megawatts versus contracted megawatts on each quarterly print — the only ratio that matters.
- How many 2027 energization dates slip on cooling or electrical gear rather than on power availability.
- Further Google- or hyperscaler-style credit wraps on miner campuses.
- Whether hashprice weakness forces faster conversion — or stranded sites that never get the liquid-cooling spend.
Why it matters for builders, buyers and investors
If you need near-term megawatts, a converted mining interconnect can beat a greenfield queue by years — if the retrofit and the credit are real. Buyers should diligence critical IT MW, not gross utility MW, and ask who pays if the cooling conversion slips. For $CORZ, $WULF, $CIFR and peers, the equity story is execution against contracted load, not the next hashrate chart.
Not investment advice.
